Why the first conversation matters
A cleaning company is one of the few services that works alone in your home, often while you are away. The quality of the cleaning is only part of the decision; trust, clarity and how problems are handled matter just as much.
A good company will be happy to answer every question below. If answers are vague, that tells you something too.
Who will actually come, and are they properly employed?
Ask whether the people who clean your home are employees of the company or freelancers found through a message group, and whether the same team will come each time. Consistency is what makes a home feel looked after.
Ask, too, whether the team is employed legally and registered with Social Security. It protects the people doing the work, and it protects you from awkward questions if something goes wrong in your home.
Insurance and what happens if something breaks
Ask whether the company has liability insurance (seguro de responsabilidad civil) and what the process is if an item is damaged. Accidents are rare, but a clear, calm process is the sign of a professional company.
This matters most in villas with marble, antiques, artwork or delicate finishes.
Keys, alarm codes and access
Ask how keys and alarm codes are stored, who can access them and how they are returned. Codes should never be written next to an address, and you should be able to change them after a cleaning contract ends.
If you are abroad, ask how the company confirms that the job was done, for example with a short message or photos on completion.
Products, scope and the invoice
Ask which products are used, especially if you have children, pets, allergies or natural stone that acid cleaners can damage. Ask also exactly what is included in a standard visit and what counts as an extra, such as inside the oven or exterior windows.
Finally, ask for a proper invoice (factura). It makes the arrangement transparent, and it is essential if you rent your property or claim the cost as an expense.
